Build the model.
Build the database.
Build the system that runs your deals.
The build school for CRE operators. Build your own deal platform one stage at a time, with AI doing the typing and you directing the build. You keep everything you make.
Everyone has AI now. Almost nobody knows how to build with it the right way.
You passed on three deals last quarter. No bandwidth to underwrite them. What were those worth?
AI returns a number in seconds. Send an LOI on a hallucinated assumption and you lose credibility you cannot buy back.
The Excel Frankenstein takes eight hours to update. One miskeyed cell in a 30 million dollar deal costs more than a year of training.
IT's queue is six months long. And the platform holds your data hostage. You pay every year and own none of it.
You don't need another subscription. You need to know the right tools to build a working system owned by you.
Six stages, five working systems. You leave owning all of it.
Each stage walks you through building a piece of your own Front Office deal management system. Underwriting. Reporting. Workflows. Automations. You run the firm.
Every stage ends with a tool you can use, not a certificate on a wall.
From Stage 1 up, the credential comes with it.
Introduced when the build needs them, never as theory courses. About 94.25 hours across about 68 modules, plus the VP Grand Capstone (26.5 to 31.5 hours). Lessons run 5 to 10 minutes; you build along. And the track keeps growing: elective builds, like the OpEx Benchmark from free public data, join Full Access as they ship.
Enter by the tool you need. Leave with the system.
You direct the build. AI does the typing.
Every module runs the same loop. You frame the problem, write the spec, direct AI to build it, and validate every number against your own math. The fifth time you run the loop, it stops being a course exercise. It is how you build anything.
Developed from Joshua's experience on an institutional multifamily preferred equity team.
Built Sunday. Deployed Monday.
Every lesson passes the same test: if you cannot use it at your desk this week, it is not in the curriculum.

Push a deal snapshot into a real database.

A sensitivity grid that recalculates itself, wired to named ranges.

A rent roll scrubbed into clean tables, ready to underwrite.
Built for the deal desk, not the dev team.

Joshua Sampson
I underwrote 150+ multifamily investments and built the data and analytics platforms institutional investment teams ran on, across New York Mortgage Trust, Barings, and Wells Fargo. I set out to build an AI deal desk. Instead, I am teaching the build, with AI where it earns its place.
Most consultants understand deals but cannot build infrastructure. Most developers build infrastructure but cannot explain a waterfall.
Flat tiers. Each one takes you further up the track.
Earn the credential at the completion of each stage, and every tier keeps the ones below it. Annual earns Analyst. Full Access earns all four, Analyst through VP. Partner is Founders-only.
First 100. Then the price rises.
This is a founding pre-sale and nothing is delivered today. Stage 0 ships when it is built. We publish the schedule, and every date on it, once the first lessons are recorded, starting with the free Demand Read class. We will not publish a date before then. Until something is delivered, your money is refundable on request, no reason needed.
$1,499 once is about 3 years of Full Access. Then it is free forever.
Enrollment closes when the 100 seats fill. The cohort dates are published once the first lessons are recorded.
Pull the demographics around any address. Understand the tenant base and the foundation for your underwriting.
An address gets picked live. The demographics get pulled at a radius around the property - chosen out loud, with the reason - the flags get read, and one page gets written: the page an investment committee will actually accept. You keep the read, the runbook, and the script that produces it. Free, on your schedule. It is in production now.
To run the script on your own addresses afterwards you need your own ArcGIS account and key, billed by Esri, not by us. Watching the class needs nothing.
How do I learn AI for CRE?
You learn AI for CRE by building real deal tools with it, not by studying prompts. The Apprenticeship runs six stages in which you build your own underwriting model, deal database, Power BI reporting, Python automations and AI workflows, directing the build and checking every number it returns against your own math. You keep everything you build.
How do I build with AI in commercial real estate?
You build with AI in commercial real estate by framing the problem yourself, writing the spec, letting AI do the typing, and validating every number against your own math. That loop is the whole method here, and it is the difference between a tool you can defend in an investment committee and a number you cannot trace.
Do I need a technical background?
No. You need to be a solid Excel user. Everything past Excel is taught from zero, and AI does the heavy typing while you learn to direct and verify it.
What do I get today, and what ships when?
Today, nothing. This is a founding pre-sale, you are buying ahead of delivery, and the price reflects that. Stage 0 ships when it is built, and we publish the schedule once the first lessons are recorded, starting with the free Demand Read class. We would rather tell you that than name a date we are not certain of. Until something is delivered, your money is refundable on request, no reason needed. Nothing on this page is sold as finished that is not finished.
How much time does it take?
Lessons are 5 to 10 minutes and you build along. The first stage is about an hour. A stage a month is a comfortable pace; the cohort keeps you moving.
What is the Build-It Guarantee?
Finish the founding cohort and own a working Deal Workspace, or get a refund and keep everything you built. The Deal Workspace is the Stage 4 artifact, so the cohort window always runs far enough to reach it. Those dates are published with the schedule, once the first lessons are recorded.
What happens after the first 100?
Enrollment closes when the 100 seats fill, or on a close date published with the schedule (once the first lessons are recorded), whichever comes first. After that the Founders price rises and the founding-cohort bonuses close.
Lifetime access for founding members.
Everything you build is yours to keep.
