The rules for using this website, in plain language.

01What these terms cover

Alpha CRE Solutions LLC ("Alpha", "we", "us") runs this website. These terms apply to alphacre.io and to the public pages we serve from its subdomains, including the sample deal walkthrough at deal.alphacre.io. By using the site you agree to them. If you do not agree, please do not use it.

They cover the website only. The following are governed by their own documents, and where one of those documents and these terms disagree, that document wins:

• Consulting engagements

  Underwriting, data infrastructure, reporting and AI workflow work Alpha performs for a client firm. Each runs under its own written agreement, which governs that work.

• The Apprenticeship

  A Founders Club purchase is governed by the Founders Club pre-sale terms and refund policy, linked below.

• The Excel add-in and the portal

  Alpha Data Bridge, CRE Data Bridge for Excel and the Deal Command portal are governed by the agreement or listing under which they are provided to you.

The Apprenticeship document is the Founders Club pre-sale terms and refund policy. How we handle personal information is covered by the privacy policy, which is a separate document.

02Using the site

You are welcome to read the site, share links to it, book a call, request a download, and subscribe to the newsletter. When you fill in a form, give us accurate details. In using the site, please do not:

• Use the site in a way that breaks the law or infringes someone else's rights.
• Try to get into parts of the site, its servers or its databases that are not meant for you, or test them for weaknesses without our written permission. If you find a security problem, tell us instead; the address is in section 12.
• Interfere with the site, overload it, or send automated traffic at a volume that degrades it for others.
• Copy the site's content wholesale, including by scraping, to build or train a competing product or service.
• Submit someone else's details through a form, or pretend to be someone you are not.

We may change, suspend or remove any part of the site at any time, and we may block access for anyone who breaks these terms.

03Not investment advice

Everything on this site is general information about how we work and what we build. It is not investment, financial, legal, tax, accounting or appraisal advice, and it is not a recommendation to buy, sell, finance or hold any property or security. Nothing on the site is an offer of a security.

Reading the site, downloading something from it, or writing to us does not make you our client. Any decision about a real deal is yours, and you should make it with your own advisors and your own diligence.

04Sample and illustrative data

The sample deals on this site, including the walkthrough at deal.alphacre.io and the screens, clips and dashboards that show our products at work, are invented. Every property, party, docket and figure in them is made up to show how the work is done. Any resemblance to a real property, company or person is coincidental.

Figures in examples, including returns, rents and costs, are illustrations. They are not a forecast, a track record, or a statement about any real deal. Where the site cites outside data, the source is named, and that data is only as current as the source.

05Our content and downloads

The site's text, images, video, diagrams, code and design, and the files you can download from it, belong to Alpha or to the people who licensed them to us. "Alpha CRE Solutions" and our product names are ours. Nothing in these terms transfers ownership of any of it to you.

You may read and print pages for your own use, share links, and quote short passages with credit to Alpha CRE Solutions. Files we send you from the site, such as templates, kits and skills, are for your own professional use, and you may use what you build with them in your own work and at your employer.

Please do not republish the site's content or the downloadable files as your own, sell them, or offer them as part of a product or service, without our written permission.

06What you send us

What you send through the site, whether a form, a booking or an email, is handled as the privacy policy describes. You are responsible for having the right to send it.

Please do not send confidential deal documents, rent rolls, or personal information about other people through a website form. If we work together, how confidential material is exchanged and protected is set in the engagement agreement, not on this page.

07Other sites and services

The site links to, and in places embeds, services run by other companies: for example Calendly for booking calls, Stripe for payment, the course platform for the Apprenticeship, and LinkedIn. Those services have their own terms and privacy policies, and your use of them is governed by those. We do not control them and are not responsible for their content or how they operate. A link is not an endorsement.

08Disclaimers

We work to keep the site accurate and running, but we provide it, and everything on it, "as is" and "as available". To the fullest extent the law allows, we make no warranties about the site, express or implied, including that it is accurate, complete, current, uninterrupted, free of errors or free of harmful code, or fit for a particular purpose.

This section is about the website. The warranties, if any, on work we do for you or on something you buy from us are the ones in that work's or that purchase's own document.

09Limitation of liability

To the fullest extent the law allows, Alpha is not liable for any indirect, incidental, special, consequential or punitive damages, or for any lost profits, lost data or lost business, arising from your use of the website or your reliance on anything on it, even if we were told such damages were possible.

To the same extent, our total liability for any claim arising from the website is limited to one hundred US dollars.

Some places do not allow some of these limits, so they apply to you only as far as your law permits. Nothing here limits liability that the law does not allow to be limited, and nothing here changes what a separate agreement with us says about the work or purchase it covers.

10Governing law

Alpha CRE Solutions LLC is a North Carolina company. These terms are governed by the laws of the State of North Carolina.

11Changes to these terms

When these terms change we post the new version at this address and change the date at the top. Using the site after that means you accept the new version. A change here never reaches back into a separate agreement or purchase; those stay governed by their own documents. This address does not change, so a link to it always points at the current terms.
